Roof Inspections and Inspection Reports
Whether you are buying a home, selling one, dealing with a leak, or just want to know how much life your roof has left, a professional inspection gives you facts instead of guesses.
Ascender Roofing Solutions is a licensed C-39 roofing contractor (License 1163569). We walk the roof, photograph what we find, and give you a clear written report. If the roof is in good shape, we will tell you.
When to get a roof inspection
- Before buying or selling a home
- After a major storm or a season of heavy rain
- When you see ceiling stains, damp spots or mold in the attic
- Before winter, if the roof has not been checked in a few years
- When the roof is 15 years old or more
- When planning a solar installation or other rooftop work
- For rental properties and buildings on a regular maintenance schedule
What we inspect
Our process
Schedule
Tell us the address, roof type if you know it, and why you need the inspection.
On-site inspection
45 minutes to one hour on a typical home. We inspect the roof surface, flashing, drainage and accessible areas below.
Written report
Delivered within one to two business days, with photos, condition by area, and recommendations.
Options, not pressure
If repairs are needed, we explain them in order of priority. You decide what to do and when.
What you receive
- Written report with photographs of each problem area
- Condition assessment of roofing, flashing and drainage
- Estimated remaining life of the roof
- Recommended repairs in order of priority
- A written proposal for any recommended work, if you want one
Inspections for home sales
Pre-purchase roof inspection (buyers). Done before your contingency ends. Your report covers condition, estimated remaining life and needed repairs, plus a written estimate if replacement is likely.
Pre-sale roof inspection (sellers). Inspect before listing, so you can fix issues or disclose them, rather than be surprised in escrow.
For agents. We work around listing and escrow timelines and send the report to you and your client, usually within 1 to 2 business days.
A general home inspector covers the whole house and may not walk a steep or wet roof. A roofing contractor's inspection goes deeper on the one system that is most expensive to replace.

Inspection or repair?
If you already have an active leak, you do not need a separate inspection first. Our repair visit starts by finding and photographing the source. Roof repair →
